Country house par excellence, sitting atop its own knoll before some of the most heart-stopping views you could imagine, dressed in masterly new-from-old stonework, this is a comfortable, welcoming place with room for eight in the villa on its three levels, plus four in the adjacent cottage, Il Fienile. Inside, you’ll feel instantly at home among the masses of books and cushions, prints and paintings, and unpretentious atmosphere. In the comfortable bedrooms, soft light falls on gentle fabrics and lovely antiques. The American-style kitchen is fit for the gourmet cook – or a chef can deliver. Walk through the dining room onto a big vine-covered terrace and landscaped garden where paths wind past secret corners, myriad scented flowers and tall trees to the view-struck infinity pool. Then go exploring: walk to pretty little Monte Santa Maria Tiberina for an evening drink or dinner. Venture further for irresistible entertainments – Arezzo offers jousting and Europe’s biggest antiques fair, there’s jazz in medieval Perugia, wine tours and truffle hunts, a September horse show in walled Città di Castello.

The neighbourhood

Local points of interest from Alexe Obolensky

  • San Martino was a chapel in the 11th Century and abandoned over time and completely derelict when we bought it in 2000. The nearby village of Monte Santa Maria Tiberina was a medieval fiefdom with its own currency and jousting and dueling.
  • The house sits on 12 acres of woodland and is completely private. The olive grove consists of 220 trees which produce delicious organic olive oil. The woodland has fresh mushrooms, truffles and wild orchids as well as hedgehogs, boar,porcupine and pheasant
  • Lots of lovely walks can be taken directly from the house, head off into the hills with a picnic. Riding nearby takes you on cool wooded trails. There is tennis in nearby Trestina and golf in Celle next to the local buffalo mozzarella farm.
  • after spending a day sightseeing what better way to end the day than a swim and a glass of chilled prosecco on the terrace, watching the birds, listening to the cicadas and the buzz of bees on the lavender bushes. Then a walk to the nearby restaurants.
  • A cook can prepare you delicious home made pasta and tiramisu for you to enjoy after a day seeing the local sights, classical music concerts in Castello, opera in Preggio and plenty of colourful festivals in the nearby villages and towns.
  • Sometimes its good to just relax and enjoy the comfort and beauty of the surroundings, taking in the changing colours, the church bell striking and sitting in one of the private seating areas with a good book or a set of paints or just contemplating life.
