The
Experience

All you hear is cicada hum on this vast old hunting estate – 600 hectares of cultivated fields, olive groves and tranquillity, with views to Umbria to one side, Tuscany to the other. Wash up in front of the big rosy-brick house and converted tobacco-drying tower, and a warm, effusive welcome from multi-lingual Milena. There are three apartments here, two on the ground floor opening to the garden, the third (sleeping ten) spread across the top floor and reached via an outside stair. Thanks to Milena, interiors are spic, span, contemporary and classy, furnished in creamy shades with shots of colour. There are ceiling fans and cool floors, thick bathrobes and white kitchenettes, the occasional wall hanging or beautiful cow hide rug. It’s a civilised spot for sybarites, and heaven for nature lovers, too: hedgehogs, hares, badgers, roe deer, all drop by. The gardens are well-tended, two trees are slung with hammocks, there’s a long communal table under the pergola, delicious rattan sofas, white parasols, and a large pool. Arezzo, Montepulciano and Lake Trasimeno lie over the hill.

Reviews

We were two couples and two babies. Milena was very helpful and thoughtful, she did everything she could to make us welcome. The rooms are spacious, very clean and the facilities were excellent. The pool is a great size and full of fun inflatables! It is well located for visiting Tuscany and Umbria. We had a great holiday and would definitely be delighted to return. Thank you.

We had the most wonderful week at Casale Santa Maria. There were 9 of us and we had the upstairs appartment which was fab. The rooms are high spec and beautifully furnished and the kitchen well equipped. The location is spectacular, as Milena said 'the sun rises in Umbria and sets in Tuscany'. There is plenty to do - lovely medieval villages and towns. Lake Tremiseno is lovely too. Milena was a fantastic host, a lovely person. Nothing was too much trouble. Lastly it was fine sharing with the other guests. We will definitely go back!

Had a lovely stay with our two young kids. Apartment was beautiful and very clean. Swimming pool is great, with lots of sun beds and also inflatables for the kids. The garden is very spacious so it doesn't feel crowded if all the apartments are occupied. Milena is a great host and always available for questions or a lovely chat. Definitely a place to come back to!

We had a lovely 2 weeks at Santa Maria Nuova. The location is secluded but accessible, with splendid views across the beautiful Umbrian & Tuscan countryside., with many lovely towns within easy reach. The apartment was very comfortable, furnished to a very high standard and kept spotless throughout. The pool is spectacular with several places poolside to shelter from the sun and the gardens are meticulously kept. Santa Maria Nuova is obviously a labour of love for Milena. Nothing is too much trouble, going out of her way to ensure her guests have everything they need. Very highly recommended.

Our holiday at Casale Santa Maria Nuova was sheer bliss! Milena's property is picture-perfect Tuscany /Umbria, surrounded by stunning views, and delightfully tranquil – yet close to many of Tuscany and Umbria’s wonderful villages and sights. We had the most memorable holiday in our spotless apartment and beautiful gardens. Milena herself is a wonderful host - always willing to help with every detail. The property is a perfect blend of the old (construction) and new (decor), while the pristine new pool is a dream! We went with our two young girls: families are very welcome. Thanks for a fantastic holiday. We'll be back! We would highly recommend this property. It couldn’t have been better.

Santa Maria Nuova is a gorgeous place, with exquisite views in every direction and a delicious new swimming pool which floats in the meadow above the guest house. I had the great pleasure to stay here last year for several weeks and loved it. Highly recommended if you want a holiday with only pleasant surprises. Oh, and the owner, Milena Bono, is a real gem!
