The birds sing, the wind whispers, the views reach across a valley unchanged for centuries. In the distance is Livorno and the twinkling sea: on a fine day you can see the Isle of Capraia. The house, once a hunting lodge, is built into the hill, surrounded by olive groves and orchards. Part of the vast estate of Tenuta di Forci, 15 minutes from Lucca, it is rented by Carlo and Stefania, warm, generous, cultured and charming. Full of plans for their enterprise too (yoga, mountain treks, guest chefs, summer cinema), and passionate about the area: the restaurants, vineyards, architecture, Lucca. Downstairs is a cantina for tastings and a spa-in-the-offing; upstairs are the guest suites (bar one); in between is the salone, uncluttered, Tuscan, with arched doorways and fine art books on every table. Lovely weathered terracotta tiles run throughout, the loggia is furnished with 1920s wicker (Carlo is in antiques) and the beds – crafted by Venetian artisans – are positioned to take in the view (as is the outdoor jacuzzi). As for breakfast, it’s a beautiful feast served on fine china under a straw roof for shade.

We spent the most lovely 3 nights at the beautiful Palazzina,set in the heavenly Tuscan countryside,just outside Luca,looked after exquisitely by Staphania and Carlo.Our comfort was their first priority.The beautiful bed linen,the enormous bath towels,and delightful breakfasts of yogurt,fruit,granola,ham,cheese,toast,jam and home made pastries or cake,tea,coffee and juice,were all utterly delicious.We are very happy to highly recommend this wonderful,stylish place to stay.

Without a doubt this is one of the best B&Bs we have visited. Carlo and Stefania, our friendly hosts, couldn't do enough for us. Their welcome and attention to every detail was outstanding. We had breakfast on the lovely terrace where Stefania laid a beautiful table and spoilt us with delicious local produce. The furnishings in the house reflected their interest in antiques along with beautiful and interesting family heirlooms. Additionally, they provided us with great advice as to places to visit in the area. The Palazzina is a wonderful place in every respect!


What a dream of a place! Stefania and Carlo have mastered the delicate art of creating a perfect retreat that feels like a second home within hours, while at the same time looking after you in every respect. You couldn't ask for a friendlier welcome or more charming, genuine hosts. The place they have created is truly unique and exceptional in its beauty - both of natural surroundings (picture a woody Tuscan hillside in the pink evening sun, stone houses sparingly dotted about, birds chirping) and of man-made furnishings. An "11 out of 10" place to be returned to again and again!

We arrived late afternoon on an unusually cold and rainy day in May with a mist which totally obscured the view and had made the drive a little miserable. However, the welcome from Carlo and Stefania could not have been warmer. They shared their beautiful home with us and it was a highlight of our continental tour. We will definitely return here one day soon when we hope the sun will shine. Lovely home-made food; great bedrooms and bathrooms; an embryo garden which we hope to explore next time when we plan to stay longer. Interesting and attentive hosts. Very near to the lovely city of Lucca.

If you are looking for heaven, look no further. What a perfect three nights we had in this beautiful place. The warm welcome by Carlo and Stefania was a promise of nothing but everything you wish for in a getaway place. The surroundings and Lucca are beautiful as well, but every day we just really wanted to go back to the Palazzina and hang out... I wanted to keep this my own little secret hideaway, but it is too good to keep other people away from. Have a perfect breakfast under the roses, drink wine and take in the green around you or really get to rest in the beautiful rooms. We certainly loved it.

My wife and I had the most wonderful stay at the Palazzina del Chiasso. It really was the perfect place to round off our Honeymoon in Italy. Stefy and Carlo were so welcoming and rightly proud of their beautiful home which has so many interesting period features and also the most amazing views of the surrounding Tuscan countryside. It was a fantastic base from which to explore Lucca and the coast was also only a short drive away. Highly recommended – we certainly look forward to staying again in the future.

Palazzina del Chiasso is a real hidden gem,set in 1 of the most fascinating parts of Tuscany. Carlo & Stefania were the most welcoming and knowledgeable hosts & as we arrived and sat on the balcony admiring the view, we immediately felt we were in a unique place. The lodge is furnished in such a tasteful and refined way, everything is very curated, yet feels cosy and homely. Our room was very spacious, with a beautiful sitting area and linen bedsheets. What a dream! Days were spent discovering the area, but our favourite moments were when we were back at the house. Highly highly recommended!

The neighbourhood

Local points of interest from Palazzina del Chiasso

  • A jeep will drive you across the breath-taking landscape, at an altitude of 1000m, where you’ll marvel at the Ligurian and Tuscan sea. Visit the Carrara quarry, where Michelangelo picked out the white marble for his sculptures.
  • Bolgheri: Wine and food tastings, wine cellars that are also works of art, like spaceships resting on the Tuscan hills. We’ll take you to discover this world of grapes, tradition and flavour.
  • Pietrasanta, the little Athens, a little town not too far from us, is a kaleidoscope of galleries, shops, ideas, restaurants and art. The city pays tribute to the works of Mitoraj, Botero, Ciulla and Pomodoro.
  • Lucca, a few km away, surrounded by walls, is full of churches, palaces, towers, old ruins, historic houses and camellia. We’ll take you to discover the Lucchesi delicacies in charming traditional trattorias.
  • The Versilia sea is only half an hour away, and the Cinque Terre and Liguria a little further. Forte dei Marmi has excellent shopping. Take a stroll along Viareggio’s Passeggiata Liberty. There are extraordinary local restaurants on the seafront.
  • Admire Pisa, Galileo’s city, from the top of the leaning tower, which alongside the Piazza dei Miracoli and the Piazza dei Cavalieri, make the city unmistakeable. Returning to the house, we’ll take you to visit the Certosa di Calci monastery, a hidden gem.
