As soon as they got the chance, Victoria and Sean moved to their favourite holiday spot – peaceful Arthog in southern Snowdonia – to build the house they’d always dreamed of. From the top-floor living space it’s easy to see why: the Mawddach estuary and Rhinog mountains are a playground of lakes, waterfalls, hiking and biking trails (the Mawddach Trail goes right past the door), with the boats and beaches of Fairbourne and Barmouth just down the road. Built in stone, the house is tucked into a hill, with a patio behind to catch the first rays of sun and a garden in front to catch the last. Light flows through floor-to-ceiling windows, illuminating the chic, open-plan living room with its shiny oak floors and curved ceilings. A sparkling kitchen, soft charcoal sofas, a modern wood-burner around which to gather for meals and games… and four cosy bedrooms opening to the patio or lawn. Next door, your hosts are as enthusiastic as the day they moved, and their homemade scones will set you up for the day’s adventures. Part two of the dream involves a cycling business; you can borrow a couple of bikes for a mosey down the trail.

It is impossible for me to express in words just how stunning this property is. It is beyond belief! We were absolutely blown away by the style and decor, and our hosts were very friendly and welcoming. The hamper of local goodies was a lovely touch, and everything tasted delicious! Staying in this house was like living the millionaire lifestyle for a few days, we didn't want to leave. There's so much to see and do round the area, and nothing is that far away. It is a perfect location for a luxury getaway. I really can't praise it enough. Thank you Victoria and Sean. We will return soon! Xx

An outstanding house in a beautiful part of Snowdonia. A warm and generous house - and equally so its hosts! Plenty of space for a large family or two, or designed to feel intimate and welcoming to a couple. Faultless.


What a fantastic trip! A beautiful setting, a luxuriously equipped and thoughtfully designed property and a lovely welcome (including delicious goodies!) from Victoria, Sean and Fintan. After over 13 years of staying in UK properties, many of which were sourced from Sawdays, we both agree that Tan y Coed is by far our favourite :-) We were so impressed we will be back next year and next time will definitely stay for longer! We will highly recommend this fabulous venue to all. The beaches at Barmouth/Fairbourne are a definite must visit, especially when the sun is shining down :-)

Excellent standard in all aspects. Hosts were friendly and helpful from the moment the booking was made. Sent an excellent welcome pack. The Welcome pack and supplies "in stock" were great. Some of the party were less active and the weather was atrocious so a fair bit of time was spent in the house. It was comfy and appointed to a very high standard but still retained a homely feel. I would highly recommend and hope we can return in the future. Thanks again both!

The most amazing week in a beautiful house with stunning views! Victoria and Sean were great, right from the minute I enquired my emails were answered quickly . We received a great pack when we booked with lots of information about the house and the local area. The house was spotlessly clean with the most comfortable beds and luxurious linen. The kitchen is modern and had everything we needed, even for cooking a roast for 8 people! We can't wait to go back!

Recently returned from an extremely enjoyable stay at Tan Y Coed. A lovely warm welcome from Victoria. Tan Y Coed was perfect for our party - 4 adults, 4 children and 1 dog. Great sized rooms throughout all of the house. The fireplace wall divide between the kitchen / dining area and the living room is lovely and works perfectly. Gave the grown-ups a welcome distance from the children while still allowing us to keep an eye on them. The bike trail over the road was perfect for our party and there were some really lovely areas nearby for walking the dog. Wouldn't hesitate to recommend Tan Y Coed


Fabulous property. Great location. Well maintained and well equipped. A cut above any self catering accommodation I have stayed in. Spotless and spacious with some delightful little touches, that can make a stay, extra special. Owner is charming and extremely helpful. Attention to detail was highly impressive from booking through to departure. I'm already 'spreading the word!'

It wasn't just the amazing views, the coastal/mountain location with great beaches, stunning mountain walks, off-road cycling, fresh seafood and homely villages all readily accessible from the front door. Tan y Coed is a contemporary property a level above most 'luxury' properties, made extra special by the thoughtfulness and hospitality of its owners. Excellently equipped kitchen, large spacious rooms, oh-so comfortable beds, breakfast with a view, outdoor dining. We could rave on but we now we've found the perfect bolthole, we don't want it to get too booked up!

A very special place indeed, right from the pre-visit help with all my questions through to the warm greeting, the generous welcome hamper and the delights of a luxurious house in splendid surroundings. We were spoilt for space and views and everywhere we looked in the house there were little touches to make it just that bit more personal. Victoria and Sean could not be more helpful. We loved the location and the chance to explore without even having to get in the car. We loved the tiny stream running past the house and the landscaped gardens rising up behind the house!

This is s truly fantastic house in a perfect location. The welcome received by Victoria made this feel like a perfect holiday home. The property has a contemporary and comfortable feel, sympathetically blended into the Snowdonia landscape. Perfect for the Mawddach trail, walks into hills and only a short stroll in Barmouth over the bridge. If you are looking to be convinced to book this cottage - do it!


Beautiful property. Modern, clean with all the mod cons and fittings for a lovely, comfortable break. We stayed as a family of 5 with 3 kids - aged 7,5 and 2- and loved the property. Plenty of room for the kids and mawddach cycle trail within 5 min walk was great for family cycle trips. Great base to explore snowdonia and local beaches. Highly recommended.


Absolutely fantastic - spent a week here but only scratched the surface of all of the wonderful options the area has to offer. But the real gem was the accommodation - Tan y Coed is a contemporary, beautiful, spacious and superbly equipped house. Victoria and Sean make every aspect of staying here a delight. We can't wait to return.


Superb facilities and location! The house provided a great base for touring this beautiful area. The enclosed garden was great for letting our dogs out safely and the bedroom/bathroom configuration worked really well for us holidaying as three couples. Hosts, Victoria & Sean, were very welcoming and showed genuine interest in our comfort and enjoyment during our stay. Thoroughly recommended by all six of us!


Spacious and relaxing contemporary haven with fantastic spa-quality bathrooms. Best equipped holiday home you are likely to encounter, with everything from DVDs and books to ice lolly moulds. Victoria and Sean were delightful hosts and their new venture deserves to do well. The cycle paths by the estuary are wonderfully scenic and there's lots to keep families happy in the surrounding area.


Just like home - only a lot nicer! Spacious, stylish and in the most glorious setting, Tan y Coed is our favourite ever holiday cottage! It is newly built, with luxurious bathrooms, a perfect kitchen, and big picture windows so you'll never miss a sunset. The location (bottom of the Snowdonia National park) means that there are fabulous walks on the doorstep in every direction (beaches, woodlands and lakes). But best of all are the lovely neighbours/ owners. Victoria, Sean (and their gorgeous retriever, Fintan) took the best care of us! They made sure we'll be coming back again soon


This house is simply stunning, contemporary and spacious whilst also offering privacy and intimacy through its clever architectural design. The large floor to ceiling windows offered great natural lighting whilst complimenting the surrounding nature within a quiet yet beautiful part of Arthog. Victoria and Sean provided a wealth of premium towels and toiletries to ensure our stay was seamless, whilst the welcome hamper was a generous and appreciated touch. Fantastic hosts, fantastic house, fantastic area.


Just returned from a short break at this very lovely house. Stylish, comfortable, immaculately presented, great views and the nicest owners you could wish to meet. You will not be disappointed. This is a great spot to explore and so much you can do.


Just returned from a fantastic stay at Tan y Coed - Victoria & Sean made us very welcome and the house was warm, cosy and a pleasure to stay in. Everything was provided to a very high standard and the welcome hamper was delicious! The views from the large windows were amazing and there was so much to do in the local area - we walked, climbed, visited castles and rode on steam railways - and there was still so much more we didn't get to do. So, we will have to return again next year!! Many thanks.

  • Hop across the road to the Mawddach Estuary Trail-9 glorious miles of (flat) cycling/walking leads you to glorious beaches at one end- travelling over the historic Barmouth Railway Viaduct and the ‘Gold Rush’ historic town of Dolgellau at the other
  • Order an arrival hamper -feast at breakfast on honey produced from local mountain bees ; munch on bacon and sausages reared at the farm a mile away. Evening supper with bread crafted at local bakers and welsh cheese; quench your thirst with local ale- Mmm!
  • Not forgetting the local famous mountain Cader Idris –'Chair of Idris' warrior poet of Welsh legend-after conquering the summit at 2927ft -fill up on tea and homemade cakes at the plentiful coffee shops in Dolgellau
  • Thrill seekers will love Coed Y Brenin Forest -home of world famous mountain bike trails- all the family can join in with animal puzzle trails and playarea -new waymarked routes for runners and an all inclusive bike route get the whole family grinning !!
  • Enter a world that changes every day ! Wildlife and mountain views -cycle or walk to sandy beaches within 2 miles where you can hop on the miniature steam train; let your dog run free ; pony trek on the beach or just relax and unwind- Create New Memories !
  • Explore by train, the little local station is just a mile from us along the trail. Head north to Harlech Castle or the village of Portmeirion. South to the beaches of Aberystwyth- spectacular views as the train hugs the North welsh coast
