What a setting! Old Kippenross rests in 150 peaceful acres of gorgeous park and woodland overlooking the river Allan – spot red squirrels and deer, herons, dippers and otters. The 15th-century house has a Georgian addition and an air of elegance and great courtesy, with its rustic white-vaulted basement, and dining and sitting rooms strewn with soft sofas and Persian rugs. Sash-windowed bedrooms are deeply comfortable, warm bathrooms are stuffed with towels. Susan and Patrick (an expert on birds of prey) are welcoming, the food is good and there’s a croquet lawn in the walled garden.

A wonderful location, a stunning property and a lovely welcome and time spent with our hosts, Susan and Patrick. Our room was delightful, comfy , with the best bed (away from home ) that I have experienced for many years. We were wined and dined with superb food, a good Beaujolais, and such an entertaining conversation that it was midnight before we retired for a great night`s sleep. A super breakfast completed a lovely stay. We were sad to leave this lovely welcoming home.
