Welcome to an exceptional conversion of a cluster of barns on a 1,350-acre working farm. The delightful farming family who live here are advocates of energy conservation so, thanks to solar panels, a biomass boiler, and wood-burners (logs on the house), you’re as snug as snug can be. Surrounded by its many peaceful acres, the owners’ farmhouse stands to the left of a central grassed area, with the barns – five in all – to the right. Enter the Tack Rooms, the Stables and the adorable Piggery to find a chic rusticity and a quirky charm: fruit boxes for shelves, reclaimed wood for floors, cool fixtures and fittings. There’s cake on arrival, luxury linen, a barbecue for your decking, table tennis in an outbuilding, and free WiFi and phone. And the icing on the cake? The neighbourhood
Local points of interest from Julian & Sarah Kerkham
- We have mile upon mile of farm and ancient woodland you can access from your front door. Pedars Way is at one end of our farm and The Icknield Way at the other.
- Our village green has a wonderful children's playground next to a Saxon round tower church. Parts of the church are over a thousand years old.
- You will see bats and see or hear owls most evenings. We have ancient grassland surrounding the holiday barns which is great for viewing the wildlife that inhabits it.
- Great Barn Farm is diverse in crop and habitat, has a huge area laid down to conservation and has so much to offer children that we now have a minimum of 10 days/year set aside for school visits on the farm to help them understand food and farming.
- We are a short distance from Houghton Hall, Sandringham and 30 minutes from Holkham Hall. 50 minutes from seal watching, 30 minutes from fantastic beaches and 20 minutes away from childrens play farms but you are only ever yards away from our indoor pool!

Last-minute booking to celebrate my birthday. The Tack Room was fantastic with a comfy bed, luxurious double shower and delicious lemon drizzle cake from Sarah, though rather more creepy crawlies indoors than us city folk are used to! The weather was stunning so we had breakfast outside each day and marvelled at the ever-changing view. The pool house is gorgeous and the pool itself a cool delight on a hot day. We had the pool to ourselves all weekend. A lovely stay - we'd like to come back!
