The Experience

Down a peaceful country road through fields where horses quietly graze, to an 1880s Norfolk farmhouse with a glorious garden behind. Little Barn is attached but utterly private and Sally and Ken could not be more welcoming.

Inside is immaculate yet homely; cook as elaborately as you like in the well-equipped kitchen/diner while chatting to everybody else in the sitting room with cosy wood-burner a step below.

French windows open to your own beautifully kept piece of garden with table and chairs for eating al fresco – you’re free to roam the big garden too. Take walks or cycle from your front door, stock up in Briston (one mile), the coast is half an hour away. Comfortable to return here after a day of blowy walks, crabbing, bird and seal watching, or exploring historic Holt.

Such an idyllic cottage, and we were made to feel so welcome (even the sheep nearby said hello!). Everything was impeccably clean and functional, the house was warm and cosy and the beds and bedlinen were so comfortable! So lovely to come back to after days spent discovering the beautiful surroundings and long coastal walks that this part of Norfolk has to offer. Five stars all round! Thank you!

Over the years we have hired many cottages, this is one of the best if not 'The Best'. The cottage is full of charm & character with beautiful gardens either side, one belonging to the owners house but available to visit. The Little Barn is in a prime location both peaceful & relaxing. On our first full day we only had the sound of a light breeze in the tree tops and bird song. Ken & Sally have made a place of tranquility here & we will be back next year.

Ideally situated for taking lovely walks down quiet rural lanes into and around the village of Briston - and only a short drive to the towns and villages along the coast. With its own beautifully designed garden, alfresco dining beckons when the sun is shining. All in all a great place to enjoy the many delights of this part of Norfolk.

Little Barn is a little gem! Tucked away in quiet countryside away from the hustle and bustle but within easy reach of the coast and the best of North Norfolk. Sally & Ken were most welcoming and made sure we had everything we needed. The property itself is a delight - tastefully furnished to a high standard - we were always happy to return to this cosy retreat after our days out. The garden is lovely and has plenty of options for sitting in sun/shade. We were also grateful that it was dog secure. We were sorry to leave and have already re-booked for next year. Highly recommend! :)

Little Barn's decor and arrangement is as thoughtful and gracious as its hosts, Ken and Sally. From extra woollen rugs for the (two! hurray!) sofas, to well placed handles, lamps and chairs, the cottage is well thought through, beautifully decorated and devoid of clutter. The little eaves bedroom is so simple and pretty, and the garden is a joy, even with the endless winter we've just had. Everything is beautiful. It all just works. Super location with a perfect start-the-day dog-walk straight from the door, and lots to do within driving distance. Little Barn is an absolute gem.

Extra pillows and blankets were in the wardrobe along with cosy hot water bottles. The garden turned into a winter wonderland on frosty mornings and always full of birds. Our stay at Little Barn was wonderful! Just what we needed in these strange COVID times. The pretty little cottage extension is tastefully furnished, super clean and really 'comfy and cosy'. An extra treat was the lovely garden created by Sally and Ken, which we had great views of from the lounge and bedroom. The cast iron wood stove just added to our pleasure. Sally and Ken were so welcoming and relaxed - perfect. We will definitely come back to Little Barn and highly recommend it.

Thanks to Ken and Sally this was one of the most comfortable cottages we’ve ever stayed in. No sign of any plastic/leather chairs thank goodness. One problem is that now we’re home I may have to buy a new bed/mattress as the one in the cottage was so comfortable. We will definitely be back, hopefully next year, to sit in the lovely garden and do more exploring.

We had a wonderful stay at this delightful cottage - the accommodation, layout, facilities and attention to detail were all exceptional .. the weather was glorious so we were able to eat outside enjoying the peace and quiet and beautiful garden every day .. we highly recommend a stay here , there is plenty to do in the area - local walks , cycle rides, steam train trips and the coast is just a short easy drive away . We spent a delightful week in Little Barn with two friends and their dog. The cottage is both truly relaxing and extremely well equipped. We wanted a quiet week in a peaceful environment and found Little Barn more than lived up to our hopes. Sally and Ken are charming and helpful, ready for a chat but only there if you want them. The surrounding country is quiet, very rural and beautful. We told Sally and Ken that we would go there again and we do mean to.

This is a delightful hideaway off the main tourist track in north Norfolk. Sally and Ken are professional gardeners, and the setting is delightful. Nothing was too much trouble for them, and we felt very at home. We felt secluded, but not isolated. Highly recommended!

We enjoyed having the space in the cottage for ourselves and our small dog, we were all made very welcome by the hosts. Little Barn is a great place to stay if you love the countryside and want access to the beautiful North Norfolk coastline. The cottage is spotlessly clean and well maintained and the garden is equally pretty. A lovely cosy cottage. Ideal location for exploring the Norfork coast and country side. Extremely clean and fresh. Dogs welcome, but you would not know that animals have ever visited. Glancing at the visitors book, it was noted that many visitors have returned year after year - a true testament to the quality, comfort and eye to detail. Lovely garden in summer and spring, snug in autumn/winter with glowing wood burner. We will be back and we will (have) recommend to friends, hence 10/10

A cosy and comfortable barn conversion. Spotlessly clean, very well equipped, lovely private garden and a wood burner that warms the whole property, there is central heating but we hardly used it.

the cottage is really lovely - in a perfect peaceful location, it is really well equipped. The owners are really helpful if you need anything and we bought our dog and the garden is enclosed. Reasonably priced and really clean. Gorgeous Holkham beach is only 20 minute drive and perfect lovely beach, really dog friendly.

The neighbourhood

Little Barn is in a peaceful, rural area surrounded by fields with horses and sheep. The village of Briston is roughly 20 minutes on foot, five minutes by car, and has a butcher, baker, fresh fish shop and pub. Nearby Holt provides everything else. The North Norfolk coast is half an hour's drive.

  • Little Barn is in the middle of Norfolk in a quiet, rural location surrounded by fields. Set off in any direction, you will find something to interest you. History,art, wildlife, cafes & pubs, walking. See what you can find. Coffee in Holt is a good start.
  • Norfolk is full of history. Experience the Viking and Middle Ages at Norwich Castle & Cathedral, as well as the many rural Saxon & Norman churches, reputedly 600! A trip on the Poppy line from Holt to Sheringham takes you back to the Steam Age.
  • Enjoy the abundant wildlife at the Pensthorpe, Titchwell and RSPB nature reserves. Take a boat trip from Blakeney or Morston to see the seals at Blakeney Point. Spend the day on one of the lovely beaches, or step out on a bracing coastal walk.
  • There are some interesting tea shops to visit. The Village Store in Itteringham has been trading since 1637! Try the award winning tea shop in the quaint village of Heydon, the eccentric Dial House in Reepham. Great coffee in the Black Apollo in Holt.
  • There are many gardens to visit. Houghton, Blickling and Felbrigg all have wonderful walled gardens and walks at any time of year. The Old Vicarage at East Ruston is inspiring and full of ideas for gardeners. There are also open gardens in season.
  • The whole family will enjoy adventure days at the magical world of Bewilderwood or the Jurassic world of the Dinosaur Park near Norwich. Explore the Priory Maze near Sheringham, or cycle safely with the family at Blickling or Holkham.

Sally and Ken live in the farmhouse attached; they were illustrators for many years and now design and maintain gardens. They’ve been running this place for years and strive to make their guests happy and comfortable: free logs for the wood-burner, a bottle of wine, milk, coffee and tea. They try to welcome you but if that's not possible they leave clear instructions for picking up the keys.
