Shops, restaurants and sublime views of Primrose Hill are a five-minute stroll from this interesting 1860s house; walls are covered in a lifetime collection of watercolours, drawings and maps. Your room on the top floor has a comfortable brass bed, a sisal floor, fine pieces of furniture, a wall of books, digital TV and a smart new bathroom. Breakfast on homemade bread and jams, bagels, croissants, yogurts and fresh fruit salad in the large kitchen/dining room with a big open fire and garden views. There’s open-air theatre in Regent’s Park in summer; Carole and Ted know London well and will happily advise.

A spacious, comfortable well equipped bedroom and bathroom in an lovely cherished home is what you expect from a Sawday choice. A quiet street close to buses and underground is a bonus. The delightful surprise was the cheerful welcome from Carole and Ted, the book and picture lined walls, and the evening greeting "did you have an interesting day?". Maybe a cliche but it felt like staying with friends. Great chats over ample breakfast - go for the fruit salad - made an altogether fun couple of nights stay. A unique experience. We were travelling with our two kids--a three year-old ballerina and a two year-old knight. Carole and Ted courageously welcomed us into their home and truly made us feel at home. Our rooms were spacious, well equipped and exquisitely decorated. The bathroom and tub were perfect for bath-time and our hosts provided a travel cot and folding bed for the little ones. We immensely enjoyed our breakfasts of home-made jams, fresh fruit salad, cereals for the kids and inspiring conversations! A special thank you to Jenny who took excellent care of us. We hope to be back soon!

My family (2 adults, 2 children aged 12 and 15) stayed at 30 King Henry's Road and we could not have been more thrilled with our wonderful stay. Carole and Ted are incredible hosts, very informative with suggestions/experiences on places to visit and tips on the local area etc, which helped immensely. Carole provided a delicious breakfast daily, to include beautiful fruit salad, homemade yogurt, jams and bread "a real treat". The premises is spectacular, in a wonderful location near gorgeous parks, village and tube. Would not stay anywhere else "magical".

This lovely B&B is hosted by Carole and Ted who are totally charming and treat you as their house guests. Their home is wonderfully characterful and we cannot recommend it highly enough. Sadly we were only staying for one night. It is just a few minutes walk from Chalk Farm underground and the shops of Primrose Hill. We loved it in every respect and will not hesitate to stay there again.

We love staying with Carole and Ted, they are so welcoming and their house is lovely: plenty of books to browse through, comfortable bed, good, nutritious breakfast. Carole and Ted will advise on the latest exhibitions in London and on the best way to travel around. Jenny takes care that the rooms are spotless and that you have all you need. She is a wonderful part of the team. The house is a few minutes walk to Chalk Farm underground station, there are several good restaurants in the area and a walk to Primrose Hill to see the view of London is a must. A special place to stay in London.

Wonderful. Could not have asked for a better place to stay on our first visit to London. Carole and Ted are very friendly hosts who couldn't do more to make your stay with them as comfortable as possible. Always very helpful in assisting you with any help you may need with travelling in and around London. Thoroughly enjoyed our breakfasts of muesli, fruit and homemade bread with great conversation around the breakfast table. Definitely hoping to return.

Carole & Ted are the most charming and professional hosts who run a very friendly, home-from-home Bed & Breakfast which is first-class in every respect. The house is fabulous and full of elegant interior accessories. The bedroom was large, quiet and very comfortable. A special mention goes to the 5* en-suite bathroom which exceeds all expectations for a Bed & Breakfast. The location could not be better for anyone wishing to stay in London - 10 minutes from the M1 and a short walk to the tube at Chalk Farm. Primrose Hill is a special Village-like area with great shops & cafes. We will be back!

This was our first time staying in this lovely B&B in Primrose Hill. Carole and Ted were wonderful hosts, and they immediately made us feel welcome and at home. Our nicely furnished room was spacious and comfortable, and we had a private en-suite bathroom. The breakfast was an absolute highlight: fresh fruit salad, homemade yoghurt, bread, conserves - all served in the warm atmosphere of Carole and Ted's live-in kitchen. Kids are welcome here, too: we visited with our 11 yr old son. The closest thing to staying with good old friends & so much nicer than staying in a hotel... We will be back!

  • Chalk Farm tube station is less than 5 minutes walk from the house...The Roundhouse 5 minutes and Camden Market, 10 minutes.
  • Take the 31 bus to Notting Hill Gate/Portobello Road and for shopping the 274 goes to Oxford Street. The 168 bus from the tube station goes via Bloomsbury and the British Museum to The Courtauld Gallery and The South Bank. (National Theatre)
  • Lots of excellent and very affordable restaurants and gastro pubs within walking distance of house.
  • The best jogging/running/walking in London on Primrose Hill and adjoining Regents Park and Regents Canal.
  • Hampstead Heath and Kenwood House easily accessible on foot, by tube or bus!!
