Baxters Farm

Lechlade, Gloucestershire

Architects and design lovers will adore it here in this huge, listed barn in a rural hamlet between Cirencester and Burford

3 beds

3 bedrooms

Sleeps 8

Ah, Gloucestershire – home to chocolate-box pretty mellow stone villages, well-bred horses, gleaming antiques and chintz. You’ll get a jolt then at this Grade II-listed south-facing barn with a keen edge: find a gigantic amount of space and light, a professional kitchen of gleaming stainless steel, a glass wall in the main bedroom, beautiful stone floors downstairs, completely white mosaic-tiled bath and shower rooms (also downstairs) and three long Conran sofas with clouds of brightly patterned cushions round a belter of a wood-burner (books and games aplenty too). The lighting is superb, the views are over formal low clipped hedges containing a plethora of colour, and the bi-fold doors open completely to bring all that beauty inside; on sunny days take the table out. Up wooden stairs to two big bedrooms with good art, a French armoire, places to sit, interesting books; for nimble types there’s a fun mezzanine bedroom up an angled ladder. Visit delicious gardens, walk or cycle for miles, find ancient churches, gorgeous shops and a great pub a short stroll away – you may bump into Kate Moss or Gary Barlow! It’s that sort of place…

The neighbourhood

Local points of interest from Judith Hann & John Exelby

  • Our Grade 2 listed barn is in an AONB, between two beautiful villages. Eastleach - famous for wild daffodils and Norman Churches. Southrop - with a beautiful old church and the Swan pub, recently voted Restaurant of the Year by Which Good Food Guide.
  • Our gardens offer tennis, croquet and boules. Inside, play snooker or enjoy board games around the log fire. Cook in the kitchen, using some of our 150 different fresh herbs. Buy ingredients from local farmers markets, Daylesford Organic or Upton Smokery.
  • Come for famous local walks, cycling, horse-riding and fishing. Enjoy the Cheltenham Races, its festivals, or eat at the Michelin-starred Champignon Sauvage. Visit the Oxford Literary Festival in March, or enjoy the museums, restaurants and architecture.
  • Gardens nearby include Eastleach House, Highgrove, Colesbourne Park for snowdrops, Oxford Colleges and Botanic Gardens, Hidcote Manor, Kiftsgate Court, Blenheim Palace, Buscot Park, Westonbirt Arboretum and Sudeley Castle.
  • Visit National Trust properties, Bibury and the Cotswold Farm Park or Wildlife Park. Shop for antiques in Tetbury, Cirencester, Burford, Stow and Moreton in Marsh or visit Bicester Village for designer clothes.
  • Many of our favourite eating places, listed in the barn, are only a short drive away, but one of the best – our Southrop local – the Swan- is a 10-minutes stroll across our fields.
