The countryside here is so ridiculously pretty it’s like a child’s play scene. Idyllic country lanes lead you through picture-perfect Derbyshire dales, past graceful oaks and fields of sheep to these sandstone converted barns. The old courtyard quacks with a team of ducks, the clucks of the fluffiest chickens and gliding peacocks. There are two contemporary, cleverly renovated barns that allow bookings for two, four, six, eight or 10. In the large barn, there’s a huge funky farmhouse kitchen with turquoise glass tiles that cooks will love. An open-plan sitting/dining room with high beamed ceilings is decorated in creams, taupes and soft greys with a chunky long dining table for unhurried dinners and modern pieces of bold art decorating the walls. The bedrooms are light, with subtle colours, plush new bathrooms and views of the surrounding fields. The Lodge is separate with equally sumptuous beds, calming colours and modern twists. There’s walking galore straight from the door, heavenly country pubs, historic houses to explore and, of course, Bakewell tart to scoff!

We had the most wonderful stay at the Barn at Dale End House. Sarah and Paul were delightful so friendly, welcoming and helpful in every way. The home was stunning, immaculately clean, beautiful décor, well equipped, cosy and comfortable. My family were visiting from New Zealand and it was a treat staying here in the rural village of Gratton, a real escape to the country. We didn't want to leave!

Fantastic stay at The Barn. A little bit of heaven in the middle of the Peak District. Peaceful but a stones throw from all the amenities of Bakewell; Matlock; Chatsworth. Lovely wading through the chicks and pigs to the front door and Sarah and Paul couldn't do enough! A highlight was the impeccably served breakfast. We will definitely be back!

Percy the peacock and his two friends, baby chickens and their parents, a very friendly cat, two pigs that like their snouts scratched - if this appeals to you then stay here!! Superbly placed in the Derbyshire countryside Dale End House is fantastic. We were a party of six and stayed in the converted barn. As you would expect from Alastar Sawdays the standard of the accomodation was excellent. Dale End House is nestled in beautiful countryside and placed very conviently for Chatsworth House, Monsal Head, Eyam (the Plague Village), Bakewell and loads of other places.

We highly recommend this accommodation which is of a very high standard...all modern conveniences in a very tasteful barn conversion. We used it as a base for a reunion with old friends and were also able to enjoy the stunning Peak District location with good walks, good pubs close by. Bakewell and the Chatsworth House estate are both very accessible . In the Barn all home comforts( and more!) are there for a relaxing stay. We hope to come back.

The Barn was the perfect 'long weekend' solution for our party of seven friends and family. We were looking for somewhere quiet to spend quality time together, and the location and the fantastic quality of the accommodation were everything we wanted. There is a real welcoming feel to the set-up at Dale End House, from the warmth and friendliness of the hosts, to the relaxed and peaceful atmosphere. The chickens and other animals just add a lovely touch to the whole scene. We are already planning a return visit. Thoroughly recommended.




We had a fantastic long weekend at the barn. It is a beautiful place, very attractively restored and furnished. It's ideal for a big group like ours - comfortable , social, well equipped. Fantastic setting - great to sit out and just listen to the sounds of the sheep and birds. We would recommend the tea room at Over Hatton and Old Red Lion at Birchover to any of your guests. Thanks for getting the weather organised for us too - perfect for walking.

Extremely pleasant stay in idyllic surroundings with charming and very welcoming hosts. The lodge B&B accommodation was extremely comfortable with state of the art decor and amenities. However, it was the little 'home-from-home' comforts which make the stay very memorable; a box of brio train track for the children to play with, time feeding and petting the piglets,ducks and bantams, the welcome breakfast and pleasant conversation between our hosts and ourselves. I would thoroughly recommend it for families and couples alike, both of whose needs are catered for.


just spent a very enjoyable few nights at the Barn- beautifully appointed and spacious barn conversion with all the luxuries- lashings of hot water in luxury bathrooms, best quality linens and towels and superbly equipped kitchen with not an ikea item in sight(!) very highly recommended- and the resident Ducks, hens and peacocks are just gorgeous! take a pound of corn and feed them from your hand all in all a lovely place high on our list of return places to visit

  • Just 15 minutes drive through glorious countryside to Chatsworth House and Haddon Hall. Bakewell, Matlock Bath and Buxton are all 15-20 minutes away.
  • You can also book The Lodge, just accross the couryard from The Barn, sleeping a further 2 guests.
  • There's a good choice of pubs, all dog and child friendly, that serve great food.
  • We love animals so there are usually pigs, sheep, chickens, ducks and peacocks here which guests and there children love.
